Pilsen, September 29 (ČTK) – Developer Ameside a.s., part of the Prague-based Amadeus Real group, has obtained planning permission for a new urban district project in the center of Pilsen. It plans to build it by 2027 at a cost of approximately CZK 8 billion on the site of a former cultural center that was demolished ten years ago. The company is already working on the project for obtaining a construction permission, which will take several months. They intend to submit the application next year, with construction scheduled to begin in 2024. This was stated today by Václav Klán Jr., a member of the board of directors of Amadeus Real Estate. The planning decision is not yet legally binding.
“At the beginning of September, the Municipality of Pilsen, Department of Construction Administration, issued a decision on the location of the ‘AMESIDE Multifunctional Centre’. All the authorities concerned have issued positive opinions on the AMESIDE project and we have also incorporated all the comments from the previous EIA (environmental impact assessment) public hearing,” said Klán.
The project includes residential buildings with more than 120 apartments, over 21,000 sqm of office space and about 100 shops. A quarter of the area is intended for civic amenities, i.e. sports, leisure and entertainment. Parking with about 1,500 spaces will be underground. The designs of the area opposite the main train station in Pilsen are the work of architects from the London studio Chapman Taylor and the Czech AGE project.
According to Mayor Pavel Šindelář (ODS), it will be the first such large, conceptually new and modern district in Pilsen since 1990. It will change the character of the lower part of Americká Street and its surroundings and connect the location of the main railway station to the embankment. According to Klán, the investment, including land purchases, will cost CZK 8 billion, which is twice as much as when it began about ten years ago. According to Klán, Ameside will not build the complex in stages, but in one go, and will open it in the same way. He would like to start earthworks and similar work as early as the first quarter of 2024.
“Ameside is going to put a huge amount of money into the project. These are not common investments in Pilsen,” Šindelář said. According to him, the biggest investment in the city in recent years was the completion of the construction of a can manufacturing plant of the American company Ball for CZK 4.5 billion. One billion less will be spent by 2026 by Japan’s Panasonic, which will significantly boost the production of air-to-water heat pumps in Pilsen, which are now in high demand in Europe.
